The Ranch at Roaring Fork is a Planned Community located in Carbondale, Colorado, 30 miles from the town of Aspen. Consisting of several hundred acres, "The Ranch" is an angler's paradise situated on the Roaring Fork River. It has condominiums (60 units) and single-family homes (107) and is over 95% built-out. It has its own domestic water supply and treatment facility, sewer lines and wastewater treatment facility. The property also has dedicated open space, a golf course, tennis courts, horse pastures, hay meadows, equestrian facility, and numerous ponds and waterways for fishing.

The Community Manager reports to a seven-member Board of Directors and is responsible for overseeing the operations of the Association while implementing an annual budget of almost $ I .2 million. The Manager supervises a staff that includes an administrative assistant, Ranch foreman, two or more field hands, and a contracted manager Of the Association-owned public golf course.

Operations Management?— Plans and schedules work to be completed. Maintains and/or improves upon the existing facilities including site infrastructure and systems, and recreational facilities.

  • Maintains familiarity with the status of all Association facilities, infrastructure, and systems. Develops long-term and short-term plans for addressing improvements, repairs. or other needs.

  • Schedules regular maintenance of the property and infrastructure, and anticipates and addresses potential problems.

  • Pays particular attention to and assumes a "no-failure" policy related to the domestic water supply and wastewater treatment facilities.

  • Ensures protection and preservation of the Association's adjudicated water rights, maintains familiarity with state or federal water-usage requirements and regulations, and ensures that accurate records are maintained for State reports and the reports are filed as required.

  • Coordinates and interfaces with Association contractors responsible for operating and maintaining the domestic water supply and wastewater treatment facilities.

  • Responsible for road maintenance and snow removal.

  • Arranges for grass cutting. weed control, and general upkeep of common open space, and makes recommendations for further site enhancement.

  • Maintains records of inspection, inventory needs, and sources for materials and labor for scheduled or unscheduled upkeep.

  • Prepares and updates an Operations Manual covering all facets of Ranch operations.
